Thank you Josh for this quality answer. It seems that starting with DirectX x64 solved the issue with CTD after changing the buffer to 20. Like I said in first post, when I tried to increase the buffer game crashes after the loading. When I put it back at 10, game load without any issue.

Also, I need to mention that I tried without JazzyCat AI with same behavior, no rendering sometimes.

I encounter in some places invisible cars. Sometimes it will load trucks sometimes is stays invisible. I follow the recommendation to increase the buffer from 10 to 20, but when I tried to load the game it crashed to desktop right away. Even if I changed to 15 I get same behavior.
