I downloaded the mod this morning, but it's telling me it's incompatible. Can you help me figure out what am I doing wrong?

Hi,
most likely you miss one of the requierd map DLCs.
For ProMods 2.52 you need all current available map DLCs.

I have 7 files in my mod folder - assets, dev, map, media, model1, model2 &model3 - all v252 and my game version is 1.40.1.7s. Am I supposed to have anything else?

Click the I (INFO) icon in the mod manager, it will tell you why it is incompatible
